ROLES AND RESPONSIBILITIES

The Superintendent provides on-site leadership and coordination for all phases of construction. This includes managing subcontractors, materials, and equipment, while ensuring that all work strictly follows project specifications, schedules, and budgets. The Superintendent is directly responsible for site scheduling, inspections, quality control, and jobsite safety.

The Superintendent is responsible and accountable for site safety and jointly accountable with the Project Manager for delivering the project on time and on budget. This role ensures construction is executed in full compliance with plans, specifications, and local building codes.

KEY RESPONSIBILITIES INCLUDE

  • Schedule subcontractors, consultants, and vendors to maintain progress along the critical path and achieve timely project completion.
  • Implement and monitor project logistics and execution plans.
  • Perform quality control on all work performed and ensure compliance with contract documents.
  • Review timesheets, track labour, material, and equipment costs accurately.
  • Coordinate lifting/hoisting activities, including street closures and permits.
  • Schedule and oversee required inspections with authorities and consultants.
  • Maintain site safety compliance with WorkSafeBC and the Company Safety Manual, completing hazard assessments, orientations, and safety meetings as required.
  • Identify and resolve construction conflicts, notifying the project team of any deviations from approved plans.
  • Maintain a detailed daily log of jobsite activities.
  • Manage multiple job sites when necessary.
  • Conduct daily site walks to monitor work progress and assist with short-term planning.
  • Chair weekly subcontractor coordination meetings.
  • Issue notices of non-compliance where necessary to enforce quality or scheduling standards.
  • Maintain a clean, organized, and safe jobsite at all times.
  • Prepare two-week lookahead schedules and conduct progress reviews.
  • Lead daily toolbox meetings with employees and subcontractors to review planned activities, hazards, and safety concerns.

EDUCATION, SKILLS, AND QUALIFICATIONS

  • Minimum 5 years experience as a Superintendent managing small and large-scale projects, including commercial concrete,
  • Beginner level software and technical skills,
  • Proficient with PROCORE

  • The Project Manager is responsible for planning and delivering construction projects from award through closeout. This role coordinates daily with site leadership and supports/mentors junior project staff to ensure scope, schedule, quality, and budget targets are met.

KEY RESPONSIBILITIES INCLUDE

  • Project planning & controls: Establish and maintain project execution plans, budgets, schedules, forecasts, and cost reporting.
  • Subcontracts & procurement (supporting role): Draft, issue, and administer subcontracts and purchase orders in alignment with company standards (with contract finalization and approvals completed in partnership with the Director of Operations).
  • Change management: Identify, price, document, and negotiate change orders; maintain accurate and timely change logs.
  • Client management: Manage communications, meeting cadence, documentation, and client expectations; support issue resolution and maintain positive relationships.
  • Document control & technical coordination: Process RFIs, submittals, and project documentation; ensure distribution and tracking through project management software.
  • Schedule & coordination: Coordinate with superintendents and trade partners to maintain milestone dates, lookaheads, and delivery sequencing.
  • Build and maintain the project construction schedule with Microsoft Project software.
  • Financial management: Track commitments, progress claims, billings, holdbacks, and cost-to-complete; support accurate month-end reporting.
  • Quality, safety & compliance support: Reinforce project requirements and contractual obligations; support site teams with project documentation related to quality and safety.
  • Project closeout: Manage turnover documentation, deficiencies, O&M manuals, as-builts, warranty requirements, and final account closeout.

ROLES AND RESPONSIBILITIES

  • The Project Coordinator / Junior Estimator supports the Project Manager, and Site Superintendent in coordinating projects from initiation through closeout. This role works closely with both office and site teams to maintain document control, track deliverables, support procurement and cost administration, and help ensure schedule, quality, and safety requirements are met. The Project Coordinator / Junior Estimator will utilize Procore as the primary platform for project documentation, workflows, tracking, and reporting.

KEY RESPONSIBILITIES INCLUDE

  • Support overall project coordination, change order estimating, including planning support, meeting preparation, and day-to-day administrative execution.
  • Maintain accurate project document control in Procore, including drawings, specifications, revisions, distribution, consultant information, and project records.
  • Prepare, issue, track, and close submittals, RFIs, and correspondence using Procore, ensuring timely follow-up with internal teams and external parties.
  • Assist the PM with change management by maintaining change logs, tracking potential changes, compiling backup documentation, and estimating/supporting pricing review and submissions (including change events/change orders in Procore where applicable).
  • Support procurement and contract administration, including subcontract and purchase order documentation, scope sheets, award documentation, insurance, WSBC clearance collection, and vendor setup, with tracking maintained in Procore and internal systems as required.
  • Support schedule tracking and reporting by collecting site progress updates, maintaining milestone and deliverable trackers, and assisting with lookahead planning and progress reporting.
  • Organize and document project meetings (internal and external), including agendas, minutes, action items, and follow-ups; distribute and file records in Procore.
  • Support closeout activities, including deficiency tracking, turnover documentation, O&M manuals, warranties, as-builts, and project record completion, with closeout documentation organized in Procore.
  • Assist in maintaining project quality standards by ensuring inspections, test reports, and required documentation are tracked, filed, and accessible in Procore.
  • Help ensure company standards, safety policies, and quality expectations are met throughout the project lifecycle; escalate risks, delays, and documentation gaps to the Project Manager/Superintendent as required.
  • Build and maintain effective relationships with clients, consultants, subcontractors, suppliers, and internal team members that reflect and support company core values.

  • As part of the estimating team, the Estimator is responsible for preparing budgets, estimates, and bid packages for projects delivered under Construction Management (CM), General Contracting (GC), or Subtrade models. The Estimator will review construction documents, develop accurate quantity take-offs and pricing, and support planning and procurement through to contract award.

KEY RESPONSIBILITIES INCLUDE

  • Review and interpret drawings, specifications, schedules, and other project documentation to determine scope, constraints, and project requirements.
  • Complete detailed quantity take-offs for concrete formwork, concrete, General Requirements, and other assigned trade scopes.
  • Prepare preliminary budgets, detailed estimates, and pricing breakdowns aligned with company standards and project deliverables.
  • Research, source, solicit, and evaluate pricing from suppliers and subcontractors; negotiate pricing and lead times where required to secure best value.
  • Assemble, issue, and manage bid packages, including scope sheets, clarifications, addenda tracking, and tender close procedures. Identify estimating risks, assumptions, exclusions, and opportunities; develop contingencies and mitigation strategies that reflect project complexity and market conditions.
  • Work closely with project teams, trade partners, and consultants to resolve scope gaps, coordinate interfaces, and evaluate relative risks or potential delays.
  • Support the development of preliminary construction schedules and sequencing plans as required for pricing, logistics, and proposal preparation.
  • Track & maintain estimating records, including estimated vs. actual costs, subcontractor and supplier pricing history, & lessons learned to improve future accuracy.
  • Stay current with estimating software, tools, and industry best practices; recommend improvements to workflows and templates.
  • Conduct site visits and participate in pre-bid meetings, walk-throughs, and stakeholder sessions as required.
  • Build and maintain strong relationships with clients, design teams, subcontractors, suppliers, and user groups, reflecting company core values and meeting or exceeding customer expectations.
