Local 324 Headquarters
Langford, BC
The new Local 324 Headquarters in Langford represents more than just a building. It’s a hub for the Plumbing and Pipefitting Union and a space designed to support the trades that help build our communities.
This project featured a striking mass timber blend combined with typical wood frame construction. Mass timber continues to gain traction across British Columbia for its strength, sustainability, and architectural appeal, and this project showcased how it can be seamlessly integrated into a functional, modern headquarters.
Blackrete acted as the General Contractor, overseeing every stage of the build. From breaking ground to final handover, the entire process was completed in just 13 months. That timeline required detailed pre-planning, tight coordination, and consistent communication between all stakeholders.
Because the building serves as the headquarters for a union organization, we were required to work exclusively with unionized subtrades. This added a layer of coordination that demanded precision and respect for established standards. It was an opportunity to demonstrate our partnership-driven approach and our ability to manage complex trade environments efficiently.
The result is a strong, purposeful space that reflects both the identity and the values of the people who use it.
Skyeview Residential
View Royal, BC
Residential construction brings its own unique pressures, especially in a market like Greater Victoria where demand for housing continues to rise. Skyeview Residential, located in View Royal, is a four-storey, 37-unit wood frame development designed to provide quality housing in a growing community.
Blackrete served as the General Contractor on this project, guiding it from commencement on site to project handover in just 16 months. The timeline was extremely tight, requiring careful sequencing, proactive problem-solving, and daily coordination across trades.
Wood frame construction may be common in mid-rise residential buildings, but delivering it at a high level of quality under schedule pressure is anything but routine. Every phase required disciplined execution. Staying on track meant anticipating potential delays before they occurred and leveraging technology and experience to adjust in real time.
The finished development stands as a testament to what can be achieved when preparation meets performance. It adds meaningful housing inventory to the region while reflecting our commitment to reliability and craftsmanship.
University Heights
Saanich, BC University Heights was a project defined by scale, complexity, and precision. Located in Saanich, this development required a concrete superstructure totaling more than 35,000 cubic meters. The sheer volume alone makes it one of the more substantial concrete projects in the area.
On this project, Blackrete served as the forming contractor, bringing our specialized expertise in high-quality concrete superstructures to the forefront. Over the course of 23 months, from commencement on site to substantial completion, our team executed the forming work with a focus on structural integrity and efficiency.
What made this project even more complex was that businesses on the same property remained fully operational throughout construction. That meant coordinating heavy structural work while minimizing disruption to active tenants. Noise management, site logistics, safety protocols, and scheduling all required heightened attention.
Successfully delivering University Heights reinforced our belief that innovation and preparation are the backbone of complex construction. When teams plan thoroughly before stepping on site, execution becomes smoother, even under demanding conditions.
