Blackrete Builders is a locally owned commercial general contractor based in Victoria, BC. Founded in May 2020, we specialize in concrete superstructures, general contracting, construction management, and preconstruction services. We were founded in May 2020 and have been building in Victoria ever since. Shortly after incorporating, we began work on a $40 million, 17-storey high-rise tower in Victoria's downtown core, and we haven't slowed down since.

Yes. Preconstruction is one of our core strengths. Our services include project estimating and budgeting, scope development, tendering, subtrade coordination, cost control, and risk analysis. We believe great construction starts before anyone sets foot on site, and our preconstruction team ensures every project begins on solid ground.

Yes. Concrete subcontracting is one of our specialties. We handle concrete formwork, superstructure construction, and related work directly, allowing us to maintain tighter control over quality and scheduling compared to firms that outsource this work. This hands-on capability is a significant advantage on technically complex projects.

Yes. We provide tenant improvement services for commercial spaces. Whether you're refreshing an existing space or building out a new one, our team manages the process with the same discipline and coordination we bring to larger construction projects.

Global procurement allows us to source materials and equipment from international suppliers when it adds value for our clients. This includes accessing specialty products, managing long-lead items more effectively, and finding cost-efficient alternatives without compromising quality. It's one of the ways we help clients achieve the best value for their budget.

WORKING WITH BLACKRETE

We use Procore, a professional construction management platform, to give clients real-time access to project information including schedules, documents, inspection records, and updates. On top of that, we hold regular progress meetings and provide consistent schedule and cost reporting throughout the build. You'll always know where your project stands.
Changes are managed through a formal tracking process. When a change comes up, we document it, assess the impact on cost and schedule, and communicate clearly with you before anything moves forward. Nothing changes without your awareness, and nothing gets handled informally.

Closeout is where we make sure everything is properly finished and documented. That means completing all outstanding work, obtaining required inspections and occupancy certificates, compiling as-built documentation, and handing over warranties and operation manuals. We consider a project complete when you have everything you need to move in and operate your building with confidence.

Yes, and we'd actually encourage it. Getting a contractor involved early, during preconstruction, is one of the most effective ways to set a project up for success. Early contractor involvement helps with budgeting, constructability review, procurement planning, and risk identification, all before significant design fees or construction costs are committed. We're happy to talk through your project at any stage.
Yes. Construction management is one of our core services and can be engaged independently from our general contracting work. Under a construction management model, we manage the full project on your behalf, coordinating trades, overseeing the schedule and budget, managing consultant relationships, and reporting to you throughout, without necessarily holding all the trade contracts directly. It's a model that works well for owners who want more direct control over their project structure.
